Selling a Home on Probate requires several steps that need to be taken care of carefully to get the heirs of the deceased person to a Happy Closing. Some of my services include:

  1. Provide an Accurate Comparative Market Analysis of your Home. I will present the list of homes that have sold in the neighborhood with their features and benefits, and give you a Suggested Listing Price that will get your home SOLD instead or letting it sit on the market for a long time.

  2. Supply a list of vendors that will help you get the home ready to be put on the market. This list includes among others, the following companies:

  • Locksmith

  • Lawn and Pool maintenance

  • Estate Sale

  • Painting

  • Handyman

  • Contractors

  • Probate Attorney, etc

  1. Create an Attractive Listing of your property with the required disclosures, that will be exposed to as many qualified buyers as possible until it is sold.

  2. Interact with the Probate attorney to coordinate the time at which the sale can be executed.

  3. To communicate to you, weekly, the results of our activities.

  4. To assist you in negotiating the highest dollar value … between you and the buyer.

The Following are Steps I Take to Get a Home Sold … the “Proactive Approach:”

  1. Get your home ready to be sold with staging and professional pictures if you chose doing this.

  2. Submit your home to our local Multiple Listing Service.

  3. Price your home competitively … to open the market vs narrowing the market.

  4. Promote your home at the company sales meeting.

  5. Develop a list of features of your home for the Brokers to use with their potential buyers.

  6. Email a features sheet to the top agents in the marketplace for their potential buyers.

  7. Suggest and advise as to any changes you may want to make in your property to make it more saleable.

  8. Constantly update you as to any changes in the marketplace.

  9. Prospect daily looking for potential buyers.

  10. Contact, over the next seven days … by buyer leads, center of influence, and past clients for their referrals and prospective buyers.

  11. Add additional exposure through a professional sign and lock-box.

  12. Whenever possible, pre-qualify the prospective buyers.

  13. Keep you aware of the various methods of financing that a buyer might want to use.

  14. Follow up on the salespeople who have shown your home … for their feedback and response.

  15. Asist you in arranging iterim financing … if necessary.

  16. Represent you on all offer presentations … to assist you in negotiating the best possible price and terms.

  17. Handle all the follow up upon a contract being accepted … all mortgage, title and other closing procedures.
